**Location: Dubai, UAE** **Employment Type: Full-Time** **Job Summary** Epasero Contracting is seeking an experienced, hands-on Project Manager to lead residential & commercial fit-out, renovation, shell & core, general contracting & landscape projects from mobilization through final handover. The successful candidate will have full responsibility for project planning, site execution, budget control, quality, subcontractor performance, client coordination & on-time delivery. **Key Responsibilities** \* Take full ownership of projects from initial site assessment through execution, snagging & final handover. \* Review contracts, BOQs, drawings, specifications & site conditions before commencement. \* Prepare detailed project programmes, resource plans, procurement schedules & short-term look-ahead plans. \* Manage interior fit-out, civil works, architectural finishes, joinery, MEP coordination, external works & landscape execution. \* Supervise hardscape, softscape, irrigation, pools, water features, outdoor structures & external finishing works. \* Coordinate closely with clients, consultants, designers, subcontractors, suppliers, building management & relevant authorities. \* Identify drawing discrepancies, technical conflicts & site risks early & provide practical solutions. \* Manage subcontractor appointments, scope allocation, productivity, quality & performance. \* Monitor project budgets, material usage, labour costs, variations, claims & overall profitability. \* Work closely with the QS, procurement, design & site teams to maintain programme & cost targets. \* Ensure timely material approvals, sample submissions, procurement & delivery of long-lead items. \* Conduct regular site meetings & issue accurate progress reports, action plans & recovery programmes when required. \* Maintain strict QA/QC & health & safety standards across all project activities. \* Lead inspections, testing, commissioning, snagging, authority approvals & close-out documentation. \* Maintain strong client relationships & ensure projects are delivered to Epasero’s required quality standards. **Requirements** \* Bachelor’s degree in Civil Engineering, Architecture, Construction Management or a related discipline. \* Minimum 5 years of experience specifically in a Project Manager role with at least 4 years of UAE fit-out & contracting experience. \* Proven record delivering commercial offices, villas, renovations, shell & core & landscape projects. \* Strong knowledge of civil, architectural, MEP, joinery, finishes, hardscape, softscape & irrigation works. \* Strong understanding of construction drawings, BOQs, specifications, contracts, variations & cost control. \* Familiarity with Dubai authority approvals, NOCs, building management procedures & project handover requirements. \* Proficiency in MS Project or Primavera, AutoCAD drawing review, Microsoft Excel & project reporting. \* Strong leadership, negotiation, problem-solving & client-management skills. \* Ability to manage multiple projects, teams & subcontractors under demanding deadlines. \* Excellent written & spoken English. Arabic is an advantage. \* Valid UAE driving licence is mandatory. \* PMP certification is an advantage. * Candidates must have direct site-execution experience within the UAE contracting industry. Consultancy or design-coordination experience alone will not be sufficient.
