Our multidisciplinary teams work across Development, Investment, Planning, Design, Engineering, Construction, Finance, Legal, Commercial, Sales, Marketing, and Operations to deliver high-quality and commercially successful real estate projects. The Role We are seeking an experienced **Property Development Manager** to lead real estate development projects from initial opportunity identification and feasibility through planning, design, approvals, construction, launch, and completion. The successful candidate will manage the commercial, technical, planning, financial, and operational aspects of property development while coordinating internal teams, consultants, authorities, contractors, investors, partners, and other stakeholders. Key Responsibilities * Develop and execute property development strategies aligned with investment and business objectives. * Identify and evaluate new development opportunities, sites, assets, and investment concepts. * Conduct preliminary assessments of land, property, location, market potential, planning constraints, and development opportunities. * Lead development feasibility studies and highest-and-best-use assessments. * Evaluate development concepts, land-use options, density, floor areas, unit mix, and development potential. * Coordinate market research, demand analysis, competitive assessments, and development positioning. * Prepare development business cases, investment papers, feasibility reports, and approval recommendations. * Develop project budgets, development programs, cash-flow assumptions, and preliminary financial models. * Work with Finance and Investment teams to assess project returns, profitability, funding requirements, and financial risks. * Establish development objectives, project strategies, milestones, budgets, and governance structures. * Lead the appointment and management of architects, engineers, planners, project managers, consultants, and specialist advisors. * Develop consultant scopes of work, tender requirements, deliverables, schedules, and performance expectations. * Coordinate master planning, architecture, engineering, landscape, infrastructure, sustainability, and interior design activities. * Ensure development concepts align with market requirements, planning regulations, investment objectives, and project budgets. * Manage planning applications, development approvals, permits, and authority requirements. * Coordinate with government agencies, municipalities, utility providers, and regulatory authorities. * Lead design development and ensure design solutions support commercial, operational, customer, and development objectives. * Review development plans, design packages, technical reports, specifications, and consultant recommendations. * Manage project value engineering and development optimization initiatives. * Evaluate construction methodologies, procurement strategies, phasing, and delivery approaches. * Support contractor and project-management procurement and selection. * Coordinate tender processes, commercial evaluations, negotiations, and contract awards. * Monitor construction progress, development costs, quality, risks, and key milestones. * Work closely with Project Management and Construction teams to resolve delivery issues. * Monitor project changes and assess their impact on budget, schedule, scope, quality, and commercial returns. * Manage development risks, dependencies, interfaces, and critical decisions. * Maintain development schedules, risk registers, decision logs, project trackers, and governance documentation. * Monitor project financial performance against approved business plans. * Review development expenditure, commitments, forecasts, variations, and cost-to-complete estimates. * Coordinate project financing requirements and lender or investor reporting where applicable. * Support pre-launch strategies, sales planning, leasing strategies, and commercial positioning. * Coordinate with Sales, Marketing, Leasing, and Customer Experience teams to ensure product-market alignment. * Support product definition including unit mix, specifications, amenities, pricing strategy, and customer requirements. * Coordinate branding, marketing materials, sales centers, show units, and launch activities where required. * Ensure developments meet agreed quality, sustainability, accessibility, safety, and regulatory standards. * Support handover, completion, occupancy, commissioning, and operational readiness. * Coordinate defect resolution, final inspections, authority approvals, and project closeout. * Support transition from development to asset management, property management, or operations. * Evaluate development performance after completion and identify lessons for future projects. * Maintain strong relationships with investors, development partners, consultants, authorities, contractors, operators, and internal stakeholders. * Prepare executive reports, investment updates, development dashboards, presentations, and decision papers. * Present project status, risks, financial performance, and recommendations to senior management and investment committees. * Mentor development professionals and promote strong project governance and commercial discipline. * Identify opportunities for process improvement, innovation, technology adoption, and development optimization. Ideal Candidate The successful candidate should have strong experience in **property development, real estate development, development management, investment, construction, or project delivery**, preferably within residential, commercial, hospitality, mixed-use, industrial, or large-scale master-planned developments. The candidate should demonstrate: * Bachelor's degree in Real Estate, Business, Finance, Architecture, Engineering, Construction Management, Urban Planning, or a related discipline. * Significant professional experience managing property development projects. * Strong understanding of the complete real estate development lifecycle. * Experience with feasibility studies, business cases, development appraisals, and investment analysis. * Strong knowledge of planning, design, construction, procurement, and development approvals. * Experience managing architects, engineers, consultants, contractors, and specialist advisors. * Strong commercial and financial understanding of property development. * Experience monitoring development budgets, cash flows, project costs, and financial performance. * Strong understanding of market analysis, product positioning, sales, leasing, and customer requirements. * Experience coordinating government authorities and regulatory approvals. * Strong project-management, negotiation, analytical, and decision-making skills. * Excellent communication, presentation, and stakeholder-management capabilities. * Ability to manage multiple projects, priorities, risks, and commercial objectives. * Strong understanding of contracts, procurement, development agreements, and consultant appointments. * Real estate, development, project-management, or investment certification is desirable. * Experience with major international or large-scale development programs is highly desirable. * Strong commercial judgment and ability to balance investment returns, design quality, customer value, and delivery risk. * Strong commitment to governance, accountability, quality, and continuous improvement.
